These Terms and Conditions ("Terms") govern your use of Siam Estates' property consultation services and website. By engaging our services or accessing our website, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our services or website.

Siam Estates operates in Bangkok, Thailand, and our services are subject to Thai law. These Terms constitute a legally binding agreement between you ("Client," "you," or "your") and Siam Estates ("we," "us," or "our").

1. Definitions

• "Services" refers to property consultation services offered by Siam Estates, including Curated Property Discovery, Comprehensive Rental Coordination, and Premium Concierge Living.
• "Client" means any individual or entity engaging Siam Estates for property consultation services.
• "Property Owner" refers to landlords or their representatives with whom we coordinate on your behalf.
• "Website" refers to our online presence at siiamesstata.live.
• "Agreement" means these Terms and any service-specific agreements entered into between you and Siam Estates.

2. Service Description

Siam Estates provides property consultation services to help clients identify and secure rental properties in Bangkok and Thailand. Our services include:

• Initial consultation to understand client requirements
• Curated property recommendations based on stated preferences
• Coordination of property viewings
• Communication facilitation with property owners
• Lease review and negotiation support (depending on service tier)
• Move-in logistics coordination (depending on service tier)
• Ongoing tenancy support (Premium Concierge Living tier only)

Service availability and specific inclusions vary by selected service tier. We reserve the right to modify or discontinue services with reasonable notice to active clients.

3. Client Responsibilities

As a client, you agree to:

• Provide accurate and complete information about your property requirements
• Respond to communications in a timely manner
• Attend scheduled property viewings or notify us promptly of cancellations
• Conduct yourself professionally during property viewings and interactions with property owners
• Make final rental decisions independently based on your own assessment
• Review all lease documents carefully before signing
• Pay agreed consultation fees according to the specified payment terms
• Inform us of any changes to your requirements or circumstances that may affect your property search

• Premium Concierge Living: Payment upon service commencement

Payment Methods

We accept payment via bank transfer to Thai bank accounts. Payment instructions will be provided upon service engagement.

Refund Policy

Consultation fees are non-refundable once services have commenced. If you decide to discontinue services before we've begun property search activities, a partial refund may be considered on a case-by-case basis.

5. Scope and Limitations of Services

Our services are limited to consultation and coordination. We do not:

• Act as real estate agents or brokers
• Own, manage, or have financial interest in recommended properties
• Provide legal advice regarding lease agreements (we recommend consulting a lawyer)
• Guarantee property availability or specific rental terms
• Accept responsibility for property owner decisions or property conditions
• Provide property management services after lease signing (except ongoing support in Premium Concierge tier)

While we strive to provide accurate information about properties and neighborhoods, you should conduct your own due diligence before making rental commitments.

6. Disclaimers

Our services are provided on an "as is" basis. While we make reasonable efforts to match you with suitable properties:

• We do not guarantee that you will find a property meeting all your criteria
• Property information provided is based on available data and may not always be current or complete
• Neighborhood assessments reflect our professional opinion but may not match your personal experience
• Market conditions and property availability can change without notice
• We cannot control property owner decisions regarding tenant selection or lease terms

7. Limitation of Liability

To the maximum extent permitted by Thai law, Siam Estates' liability for any claims arising from our services shall not exceed the consultation fees you paid for those services.

We are not liable for:

• Property conditions, defects, or maintenance issues
• Actions or omissions of property owners or building management
• Disputes arising from lease agreements between you and property owners
• Indirect, consequential, or incidental damages
• Lost opportunities or time spent on property searches

8. Intellectual Property

All content on our website, including text, graphics, logos, and images, is the property of Siam Estates and protected by intellectual property laws. You may not:

• Reproduce, distribute, or create derivative works from our website content
• Use our brand name or logo without written permission
• Copy property recommendations or market analysis for commercial purposes

9. Termination

Either party may terminate the service relationship with written notice. Upon termination:

• Consultation fees already paid are non-refundable
• We will conclude any ongoing coordination activities in a professional manner
• Your personal information will be retained or deleted according to our Privacy Policy
• Ongoing obligations such as confidentiality continue after termination

10. Confidentiality

We maintain confidentiality regarding your property search criteria and personal information, except as necessary to coordinate viewings with property owners or as required by law. You agree to maintain confidentiality regarding any proprietary information about our services or business operations.

11. Governing Law and Jurisdiction

These Terms are governed by the laws of Thailand. Any disputes arising from these Terms or our services shall be subject to the jurisdiction of Thai courts in Bangkok.

Before initiating legal proceedings, we encourage clients to contact us to resolve concerns through good-faith discussion.

12. Changes to Terms

We may update these Terms periodically. Significant changes will be communicated to active clients via email. Continued use of our services after changes become effective constitutes acceptance of the modified Terms. The "Last Updated" date indicates when Terms were most recently revised.

13. Entire Agreement

These Terms, together with our Privacy Policy and any service-specific agreements, constitute the entire agreement between you and Siam Estates regarding our services. These Terms supersede any prior understandings or agreements.
